A Possible New Chapter: 1878 at The State
I’m excited to share that 1878 Cigar House has submitted a proposal to acquire and redevelop the historic State Theater in downtown Garden City.
The vision is 1878 at The State—keeping The State’s identity and history at the forefront while bringing 1878 Cigar House into the building’s next chapter. The proposed plan would begin with a tobacco retail shop in the adjoining Memory Lane storefront, followed by retail and cigar lounge spaces in the theater’s lobby and balcony. Redevelopment of the auditorium would be explored as a future phase.
The property has not been awarded to us, and no acquisition agreement has been finalized. Everything proposed depends on what can realistically be accomplished after thorough inspections, due diligence, and an evaluation of costs and available funding.
Potential partners and sponsors are being recruited, with commitments to be pursued if the proposal is selected and the project proves feasible.
My goal is to preserve a piece of Garden City’s history while creating a sustainable business that brings people downtown and adds to the area’s evening activity. There is still a lot to learn and work through, but I’m hopeful about the opportunity to help bring The State back to life.
